If you have found what you think is the house of your dreams and you are ready to sign the paperwork, you want to make sure that the house is really the house of your dreams. There are several things that you need to do in order to be sure that the house is what you want. One of the things that you can do is to hire a home inspector to come in and check out the house. If you do that before the paperwork is completed, then you can use whatever information that the inspector turns up in the negotiations when you are talking to the current owner. So, what are some of the things that the home inspector can look for?

Leaks

One thing that they are going to look for is leaks. A leak is going to cause all kinds of problems, no matter where it is coming from. If it comes from your plumbing, it is going to cause damage all around the pipes, down into the walls and ceilings, as well as end up costing you a lot of money. So, the home inspector is going to look around all the plumbing to see if they can find any water damage. They will also look around at the roof and the basement in order to see if they can see anything. The inspector will document any evidence of leaks and point them out to you so that you can use that information. 

Electrical System

The inspector will also look at the electrical system of the house. They will test random outlets in the house as well as the lights and other fixtures. The inspector will also check out the circuit breaker or fuse box to make sure that it looks like it is up to code and that everything is working the way that it should. An out of date electrical system can end up costing you thousands of dollars to try to repair or bring up to code. Even something as simple as a bad circuit panel can take time to track down and repair.
